Villa A19 at Tam Đảo Golf Course, Vĩnh Phúc

1. The owner has the right to inspect the villa without prior notice at any time to enforce the terms of this agreement. If the tenant violates any term of this agreement, the rental period will be terminated immediately. The tenant will vacate the villa on the date and time specified in this agreement.

2. Guests must provide accommodation information. For domestic guests: Please present your passport or citizen ID card upon check-in to complete room registration and temporary residence registration. For international guests: Passport or valid visa is required.

4. The tenant must maintain the villa in good, clean condition and use the premises carefully and lawfully. Upon lease expiration, the tenant will vacate the villa in a condition suitable for the next tenant as determined by the owner (manager). The tenant must pay for maintenance and repairs if the villa is left in unusable condition after lease expiration, and must agree to allow the owner to deduct such costs from the security deposit before refund if the tenant causes damage to the villa.

5. The tenant must maintain cleanliness, dispose of all waste generated during the stay in the trash bins placed in front of the villa during the rental period, and must not leave trash around the villa.

6. The tenant will pay for any damage to the villa beyond normal wear and tear.

7. No animals or pets are allowed in the villa under any circumstances.

8. The tenant is not permitted to sublet the villa.

9. The tenant guarantees no more than 18 people will reside or sleep in the villa premises during the rental period.

10. The tenant must conduct themselves civilly and be a good neighbor, respecting the rights of surrounding property owners. The tenant must not create noise or disturbance that may annoy or disturb surrounding property owners. Creating such disturbance will be grounds for immediate termination of this agreement, and the tenant must vacate the villa immediately. Quiet hours begin at 10 PM, so please keep noise to a minimum.

11. No smoking inside the villa. Smoking is only allowed outdoors in designated areas with ashtrays.

12. The tenant confirms and clearly agrees that this agreement is for temporary villa use only, and the tenant has no intention of making the villa a permanent family residence.

13. Power outages occasionally occur beyond our control, and the owner will notify the tenant in advance of the Golf Club Management's scheduled power cuts. The owner will not refund or compensate for any power outages that occur outside the Golf Club Management's announced schedule.

14. The tenant will not receive a refund for shortened stay due to unexpected weather conditions, work or family emergencies, or other commitments.

15. Windows, swimming pool, and fireplace may pose hazards, and the tenant fully accepts all associated risks. The tenant is responsible for learning about safety prevention measures, water condition warnings, and safety procedures related to being in or around the villa's windows or pool. The tenant agrees that responsible adults will supervise minors in or around the villa.

16. The tenant agrees that fireworks and other dangerous flammable materials will not be used in or around the villa.

17. The tenant may only use the villa for lawful purposes. Using the villa for unlawful purposes including drug use, organizing gambling, unauthorized detainment, abuse of minors and adults, harboring fugitives, etc. will result in immediate termination of this contract with no refund of rental fees or security deposit. Any violations will be reported to the authorities by the owner, and the tenant will be fully subject to applicable legal action.

18. The tenant agrees not to access the "owner's storage room," even if unlocked, which contains items including cleaning chemicals and hazardous substances that may be dangerous to children and adults. The owner's storage is located on the 2nd floor and basement of the villa.

19. The villa's manager will provide instructions for using the kitchen, fireplace, and other electrical appliances, and if the tenant does not fully understand the proper operation of these items.

20. The villa is equipped with cameras to ensure security for the tenant in common areas.

21. The tenant must ensure the security of their own property and those of others staying in the villa by locking doors, windows, etc. at all times.

22. Valuable items left behind by the tenant will be kept for the tenant, and every reasonable effort will be made to contact the tenant to return them. If items are not
